Serving Dallas and Ellis Counties

For Buyers

The Internet has empowered the consumer. Whether you are looking for cars, boats, or homes ,it can be found on the net.

When buying a home, buyers now have access to all relevant information, homes for sale, school rankings, taxes, etc.

Buyers can do most of the leg work on their own, and when they come to us, they do not require as much time looking for that perfect home. Which results in lower costs to us, and we can then give part of our commission back to them. So our buyers get paid, for all the leg work, they have done.

Here's how it works. As the agent for you, the buyer, Call Art Realty, will recieve a fee for representing you, called a commission. The seller pays this commission, from the money you pay him for the house.

Our fee is $1500, and is recieved when you close and fund your new home. It comes from that commission, the seller is paying, and you, the buyer, gets the rest of the commission. To use as you want.

Example: On a home that sells for $150,000, with a 3% commission being offered, by the seller to a buyer's agent, the commission will be $4500. Call Art Realty, will get $1500, and you, our buyer will get $3000.

What could you do with an additional $ 3000 ?

No matter what price home, you buy, we get $1500 of the commission, and our buyers get the rest.

What they say

" hey Art, your new flat rate plan is wonderful. It allowed us to apply more money to our down   payment, helped with the closing costs, and saved us a lot of out of pocket expense"

           Butch Wunderlin

THE LEG WORK,  what we expect our buyers to do.

    • Get pre-approved for a mortgage. Know how much home you can/want to pay for.
    • Using the above information, search online for properties, check tax data, schools, etc
    • Need web sites to look, call us or e-mail us, and we will give you several to look at
    • Once you have chosen some properties, drive the neigborhoods, those homes are in
    • Then, when you have decided on 4 to 6 properties, call us, and let's go look at them
    • Remember, if you need more info, or have a question, e-mail or call us

Does that mean we do nothing for our money ? No we earn it.

Here's How

    • We will go over and explain the buying process
    • We will set the appointments to view the properties you have selected
    • We will view the properties with you
    • If none of those properties, fill the bill, we will also look for properties
    • We will help you decide on your offer, using recent Comparable Sales
    • We will provide all the paperwork needed, and help you negotiate your offer
    • Give you whatever advice is needed, answer any questions
    • Be at the inspection
    • Be at closing

 What they say

"  his years of experience, made him an invaluable benefit to me as a first time home buyer. He identified features and structures, that were assets, and those that were of concern. His fee is very reasonable and I recieved over $ 2000, which I used to buy appliances for my new home."
