Why should I pay you, your fee up front, when a commission agent gets paid at closing ?
Because we will do more marketing than most commission agents, it will make you more money when the property sells, and we like to get paid for our work. I take my cleaning to a dry cleaners that gets paid up front. Because of that, they charge me less, and I save money.
If the house does not sell, do you refund the fee?
No. We will do all the marketing, that will put your property in front of the buyers. As most agents know, the #1 reason a property does not sell, it is overpriced, based on its condition, location, and the current market conditions. It is very,very seldom, that an agent can convince a buyer to buy an over priced property. Buyers will generally have a better idea of the value of your property, than the seller, because they are looking in the perameters, in which the property is found.
How do you do it so cheaply?
We don't consider it cheaply. We consider it, a reasonable fee, for what we do. In a nutshell, we keep our costs low. No franchise fees, no office costs, work very efficiently, use appropriate technology.
How long of a listing period do you require ?
We like a 4 month listing, if the property does not sell, we will extend it, as long as necessary, with no additional fees.
Do you do open houses ?
Very seldom, not an efficient way of doing business. The only reason many agents do, it makes the seller feel the agent is doing something. Also, agents are hoping to get in front of a buyer.
I would like my home advertised in a magazine, do you do that ?
Only if you pay for it. Look at any real estate magazine. What stands out ? The agent's picture and contact information. 90% of buyers now go to the web first, it's easier to find homes, than thumbing thru 100 pages of small print ads.
