Then we will provide and complete the needed paperwork, take measurements and photos.
Next the essentials
Input the data into the Multiple Listing Service, along with the photos. Your property will automatically be linked to all the real estate web sites, with photos, including realtor.com.
Yard sign, flyer tube, and keybox.The keybox allows other agents to enter the property, and preview it, or show it, without you being there.
Centralized Showing Systems, to notify you when an agent wants to schedule your home for a showing. This is also a valuable tool to get feed back from the showing.
Marketing
Our main marketing is done on realtor.com. It is the most visited home search site, with about 9,000,000 visitors a month.
On realtor.com, we use the enhanced listing feature, for our sellers. This allows us to provide more photos, and more space, to provide greater details, of your property. A scrolling banner is used to draw attention to specific features or amenities. It also pushes your property towards the top of the list
Also on realtor.com, we utilize their featured home, system. This program will draw buyer's attention to your property before the other properties. And with the spinning red house, to advertise your property's visual tour, your property will be looked at. We have the featured home on 7 local cities
Also, your property will be on these web sites, with photos, Google, AOL, Yahoo, MSN, Zillow, Trulia, Oodle, Frontdoor, and Craigslist, plus all the sites they are linked to.
Updating and Guidance
Montly you will recieve via e-mail, an update, that will inform you what the market in your area is doing. It will include data taken from realtor.com,visual tour.com,and the other sites, detailing how many viewings your property has had on the sites. It will include graphs, and break it down by the week. We can use that information to see if we are on track, to accomplish your goals.
Plus, we welcome, any and all questions,feedback, cheers and jeers. Our business is built on referrals, and we are always looking for ways to improve.

We will review the offers with you, and help you negotiate your price. Then help to keep everything onn track, thru-out the closing process.

Our Fee Structure
All of our seller's properties are inputed onto the MLS. Because of that, part of our fee structure is a commission, that is offered to the buyer's agent.
$ 250 for processing the listing, and paid when the listing is taken
+ $ 1000 paid when the property closes and funds
+ 3% offered and paid to the buyer's agent
Note: Our seller's determine how much to offer a buyer's agent, so the 3% is not set in stone.
